Use the mortgage calculator in seconds

Enter the amount borrowed after the down payment, annual interest rate and fixed loan term. Add annual property taxes and homeowners insurance, plus monthly HOA dues and mortgage insurance if applicable. Annual costs are divided by 12 for budgeting. HOA dues and other costs may be paid separately from the lender payment. Taxes and insurance can change. Loan-term totals cover principal and interest only; closing costs, maintenance and utilities are excluded.

WORKED EXAMPLE

Mortgage Calculator: an example

At 0% interest, a 120,000 loan over 10 years costs 1,000 per month in principal. Annual tax of 2,400 and home insurance of 1,200 add 300 per month, for a 1,300 housing estimate before other costs.

FREQUENTLY ASKED QUESTIONS

Mortgage Calculator FAQ

How is the mortgage payment calculated?

The tool uses the standard fixed-rate amortization formula based on principal, monthly interest rate, and number of payments.

Does the result include taxes and insurance?

Yes, when you enter estimates. Annual property tax and homeowners insurance are divided by 12 and added to principal and interest, monthly HOA dues and monthly mortgage insurance. A zero input excludes that cost.

Is the housing-cost estimate my lender payment?

Not necessarily. Some costs, especially HOA dues, may be paid separately. The estimate adds the costs you enter for budgeting; actual tax, insurance and lender bills may differ.

Is this a loan offer?

No. It is an educational estimate. A lender will determine your actual payment and costs.
